How do you find the right tenant?

However, there are some simple precautions you can take to minimise your risk:
Search on Google and Social Media
Check the tenant's profiles on Facebook and LinkedIn, for example, and search for them on Google. If there are discrepancies in what they have said, there might be a reason for this.
The very "eager" tenants
If the tenant can "pay today and move in tomorrow" you should probably ask why. Have they been evicted from the previous tenancy or what is the reason?
Have a dialogue with previous landlord
If they've rented before, you can ask to speak to the previous landlord.
Is the tenant a business owner?
If the tenant has a business, you can check solvency etc. in various places online. If they have a history of 15 bankruptcies, they are more likely to have problems with rent payments.

There are online templates available for this purpose, but it's important to keep your tongue firmly in your cheek and it's necessary to have an understanding of tenancy law to give yourself the best starting point. Move-in inspection
When the keys are handed over to the tenant, you must carry out a move-in inspection. The condition of the apartment should be noted and all surfaces should be inspected. Photos should also be taken of everything to minimise the risk of future disputes. Again, making a mistake can be costly and if you haven't done it before, it's almost impossible to get it right.
