What do you need to remember when renting out your holiday apartment?

When you want to rent out your villa apartment, there are several ways to approach the process.

First, you need to decide if you want to handle everything yourself or if you want to use a specialist letting agent for all or part of the process.

1: Look at the property's bylaws

When renting out your holiday apartment, it's important to check the property's articles of association. Are there any caveats you should be aware of?
It could be, for example:

- Is there a limit to how long you can rent out the villa apartment?

- Are there rules for the maintenance of outdoor areas? Make sure you read the bylaws carefully.

2: Prepare your property

Check the tenant's profiles on Facebook and LinkedIn, for example, and search for them on Google. If there are discrepancies in what they have said, there might be a reason behind it.

 

Is the tenant a little too eager?

If a potential tenant can "pay today and move in tomorrow", it's a good idea to find out why. Has the tenant been evicted from the previous tenancy or what is the reason?

 

Have a dialogue with previous landlord

If the tenant has rented before, you can ask to speak to the previous landlord.

 

Is the tenant a business owner?

If the tenant has a business, you can check solvency etc. in various places online. If they have a history of 15 bankruptcies, they are more likely to have problems with rent payments.

4: Rental contracts

Once the tenant is found, a rental contract must be drawn up. The lease is the important document that secures both your and your tenant's rights. A carefully drafted lease is crucial to protect both you and the tenant.

When the keys are handed over to the tenant, you need to organise a move-in inspection. During the move-in inspection, the condition of the rental property must be documented in writing and photos must be taken of everything, so that both you and your tenant are protected and minimise the risk of future disagreements.
