After being involved in property rental for many years, I decided to found LejeMægleren.
Over the years, I've seen a lot of lettings go as planned, but unfortunately also the opposite. The main reason for this is lack of documentation, faulty rental contracts and simply a mismatch between tenant and landlord. When you rent out your property, in many cases you need to use it yourself at a later date. That's why it's important who moves in and that the entire process is handled correctly.

It's also my experience that landlords underestimate how much work is involved in renting out a property and managing it along the way.
To give you an insight into this, I can briefly describe some of the points that need to be addressed in a rental process:
- Marketing, including creating adverts, taking photos, creating descriptions etc.
- Respond to enquiries and distinguish between serious, frivolous, good profiles and less good profiles
- Showcase to potential tenants - this can be any day of the week and at peak times
- Draw up a rental contract - with any additions from the tenant and landlord
- Manage deposits and ensure they are received in a timely manner
- Carry out a key handover and possible move-in inspection where the condition of the property is documented in writing and photos are taken of everything
- Answer questions from the tenant during the process
- Manage any challenges in the tenancy along the way. A distinction must be made between the tenant's and landlord's maintenance obligations
- If consumption is paid on account, the tenant is entitled to an annual consumption statement.
- Possibly carry out a move-out inspection to decide whether the tenant should be liable for works in the lease.
- Refund of deposit if the parties agree
- Possible repercussions regarding deposit and default in the lease.
